Job Purpose
The Senior Quantity Surveyor is responsible for controlling project costs from start to finish. This role makes sure interior fit-out and construction projects are delivered within budget, accurately measured, properly valued, and commercially sound. You work closely with designers, site engineers, suppliers, and clients to keep numbers realistic and projects profitable.
Key Responsibilities
Cost Planning & Estimation
- Lead quantity surveying activities and ensure accurate BOQs and cost control.
- Prepare BOQs and cost estimates.
- Review project expenses and variations.
- Support procurement and contract management.
- Prepare detailed cost estimates, BOQs, and budgets for interior design and construction projects
- Analyze drawings, specifications, and material finishes to produce accurate quantities
- Support design teams with cost advice during concept and detailed design stages
Contract & Commercial Management
- Prepare tender documents, evaluate bids, and recommend contractors or suppliers
- Negotiate prices, contracts, and variations with subcontractors and vendors
- Ensure contracts align with project scope, timelines, and company standards
Project Cost Control
- Monitor project costs, cash flow, and variations throughout the project lifecycle
- Prepare interim valuations, payment certificates, and final accounts
- Identify cost risks early and propose corrective actions
Site & Team Coordination
- Work closely with site engineers, project managers, and interior designers
- Verify work executed on site against drawings and approved quantities
- Attend site meetings and provide commercial input
Procurement & Materials
- Assist in sourcing and pricing interior materials, finishes, fixtures, and fittings
- Track material usage and wastage, especially for high-value interior items
- Maintain updated cost databases for materials and labor
Reporting & Documentation
- Prepare cost reports, variation logs, and financial summaries for management
- Maintain proper records for audits, claims, and project close-out
- Ensure compliance with company procedures and local construction practices
Qualifications & Experience
- Bachelor’s Degree in Quantity Surveying, Construction Management, or related field
- Minimum 5–8 years experience in construction and interior fit-out projects
- Strong experience with BOQs, cost control, and contract administration
- Experience in interior design projects is a strong advantage
Skills & Competencies
- Excellent measurement and cost analysis skills
- Strong negotiation and commercial awareness
- Ability to read and interpret architectural and interior drawings
- Good communication and coordination skills
- Proficient in MS Excel and quantity surveying tools
- High attention to detail and accuracy
Work Environment - Office-based with frequent site visits - Works closely with design, procurement, and construction teams - Reports to the Project Manager or Commercial Manager
