Immediate Vacancy: Property Manager

Key Responsibilities

• Facility & Operations Management
• Oversee daily building operations, ensuring cleanliness, safety, and functionality.
• Supervise maintenance personnel working in shifts and ensure timely response to technical issues (generators, plumbing, electrical, etc.).
• Monitor and manage the performance of security and cleaning staff.
• Conduct regular facility inspections and report issues promptly to Refenti management.
• Tenant Relations & Communications
• Serve as the first point of contact for all tenant inquiries, complaints, and maintenance requests.
• Coordinate and follow up on issue resolutions, escalating major concerns to Refenti management when required. Support Refenti in organizing tenant-related events, marketing initiatives, or site visits.
• Marketing & Sales Support
• Coordinate with Refenti’s head office to execute marketing, leasing, and promotional initiatives.
• Assist in preparing vacant spaces for marketing and ensure readiness for potential tenants.
• Financial Oversight
• Supervise rental collections and revenue-related activities in coordination with Refenti’s finance team.
• Ensure all tenant payments (rents, utilities, service charges) are tracked and recorded accurately.
• Follow up with tenants on payment delays and report outstanding balances to Refenti.

Coordination with Government Bodies

• Maintain smooth communication with the Wereda and other government offices related to building operations, permits, or compliance.
• Support Refenti in obtaining renewals or submitting required documents at the local level.

Reporting & Communication

• Prepare and submit weekly operational and revenue reports to the Head of Operations & Property Management.
• Maintain updated logs for maintenance, staff shifts, tenant communications, and financial summaries.
• Coordinate with all departments of Refenti to ensure alignment between site activities and company objectives.

Qualification:

• BA Degree in Business Management, Marketing, and other related fields.
• 5 and above years experience in property/building/ management, and marketing.

Required Skills & Competencies

• Strong leadership and people management skills.
• Good communication and conflict resolution abilities.
• Organized, proactive, and detail oriented.
• Basic technical understanding of building systems (electricity, water, generator, etc.).
• Professional conduct when dealing with tenants and government offices.

• Reports to: Head of Operations & Property Management (Refenti Realty Group)
• Supervises: Maintenance staff, Security personnel, Cleaning team
• Work Environment
• Full-time, based on-site at the Digaf Building.
• May require occasional evening or weekend presence during events or maintenance emergencies.
